Wooded vacant lot (Lot 6 275 609 of the Quebec Cadastre) with an area of 60,726.5 m². According to the seller, work performed since acquisition has been limited to creating road access and partial clearing for access and a building pad. Concrete blocks are simply placed on the ground. There are no structures, wells, or septic systems.

CONDITIONS REQUESTED BY THE SELLER

The SELLER requires that the sale be concluded without legal warranty of quality, at the buyer's risk.

If a certificate of location is required for the transaction, the SELLER requires that the costs of obtaining, preparing, or updating it be borne by the BUYER. This allocation of costs must be expressly stipulated in the promise to purchase or counter-offer and accepted by the parties. It does not waive the obligation to provide the required certificate or to disclose documents already in the SELLER's possession.

The BUYER must verify zoning, permitted uses, siting and construction standards, required permits, and project feasibility with the City of Gaspé and competent authorities. The SELLER and the BROKER make no guarantees regarding any specific project.

The lot has no municipal water, sewer, or electricity connections. The BUYER must verify the possibilities, conditions, authorizations, and costs associated with necessary installations and connections. No guarantee is provided regarding connection availability or the feasibility of private installations.

The road is public and currently serviced by snow removal, according to the seller. No guarantee is given regarding the continuation of snow removal services. The BUYER must verify access and maintenance arrangements with the municipality.

The SELLER reserves the right to accept or reject the proposed expert and notary. The expert must be qualified, independent of the parties, and carry professional liability insurance. Any test pitting, excavation, tree cutting, or other intervention requires the prior written authorization of the SELLER.

Proof of mortgage pre-qualification or financial capacity may be required prior to a visit or access to the property; in the absence of satisfactory proof, access may be refused, postponed, or cancelled.

The SELLER requests a response time of at least 72 hours. Nevertheless, any written proposal will be presented as soon as possible, even if the timeframe is shorter.

Closing (deed of sale) desired within 30 days following the fulfillment of the conditions of the promise to purchase; possession upon closing.

The desired conditions must be incorporated into a promise to purchase or a counter-proposal and accepted by the parties in order to be binding.
